Bode Plans Inc. started with a simple idea. Design small homes with better spaces.
Creating an emotional feeling of comfort is easy when you are dealing with an 18,000 sq.ft. estate where space provides every feeling of comfort and home.
Now what if we were to design a 500 sq. ft. home. could we achieve that same feeling? We believe you can. Over the last 5 years, we have been meticulously crafting small homes that provide that feeling of comfort.
Tiny Homes today (homes with wheels) along with ADU’s (accessory dwelling units) seem to get so lost in the nuances of reducing the footprint size that they forget about the living and the comfort we crave in society today.
The majority of the plans Bode has developed (as seen below) originally started from a standard 2-car garage size of 24’-0” x 24’-0”. From there, we have designed 1-story plans, 2-story plans, plans with carports, 1 & 2 car garages, 3-story plans, and everything in between. We have designed these homes to work within many jurisdictions concerning height restrictions and tight setbacks. The one thing we have not sacrificed is aesthetic elegance and functional planning.
After all, when small is all you do it’s a simple goal really: Create exquisite small homes with better spaces.

Data out of the USA shows that as of 2019, there are 1.4 million homes with ADU’s across the country and the number of ADU’s grew by an average of 8.6% year over year between 2009 and 2019. (Source: Freddy Mac)
“According to a recent public opinion poll highlighting the public sentiment about the attainability of homeownership, most Canadians who do not own a home claim that they have given up on the aspiration of homeownership and that it is “now only for the rich” (Ipsos, 2023). The oldest cohort in the data, those born in 1990 (31 years old in 2021), owned at a rate of 33.0%, which is over twice as high (15.5%) as that for those born in 1994 (27 years old) and nearly 15 times the rate (2.1%) for those born in 1999 (21 years old). Note This pattern is likely because, by 2021, older children had higher average educational attainment (some in the younger cohorts were still in postsecondary education), more time in the labour market (and thus potentially higher incomes), longer periods for saving, and higher rates of family formation or cohabitation. Another possible factor is that, on average, older cohorts had access to the property market sooner, and this could reflect lower barriers to entry into property ownership based on lower purchase prices.” Results apply only to 2021. ADULT CHILD HOMEOWNERSHIP RATE BY YEAR OF BIRTH, 2021
Post Covid, rising inflation and home prices, higher borrowing costs for mortgages and loans have negatively impacted home ownership, limiting the ability of young and/or first-time buyers to get into the market and seniors in retirement trying to afford to remain in the home they currently occupy. This in turn has led to greater interest in ADU’s used as “starter homes” and retirement homes for seniors. With news of relaxed zoning restrictions, we would expect to see community developments of Small Homes become more prevalent. ADU’s as a stand-alone residence on existing home lot or as a stand-alone home in a Small Home community may become the new starter homes of the future. ADU’s can certainly be a contributor to mitigating the current housing crisis in North America.
